- Selling within 10 years: architectural asphalt. Buyers pay for a new roof, not a premium one.
- Hail, hurricane or wildfire zone: metal or tile. Both are Class A fire-rated, and 24-gauge metal shrugs off 2-inch hail. Insurance discounts of 5–25% are common.
- Hot-summer climate with big AC bills: metal with a reflective coating, or tile. Both cut attic temperatures 10–25°F.
- Historic or high-end home you will keep: slate or tile. Verify the framing can carry 800–1,500 lb per square before quoting.
- Craftsman or coastal look: cedar shake, if you accept 20–35 years and periodic treatment.
- Low-slope sections (under 2/12): none of the above — you need a membrane (TPO, EPDM) at $5–$9 per sq ft.
