Pressure washing cost in 2026: patios, driveways and walks priced per square foot
What pressure washing and soft washing cost on 300, 600 and 1,200 sq ft of concrete and stone, which surfaces need low pressure, how often to wash, and what a fair quote includes.
Pressure washing is priced by the square foot, so a fair quote is easy to check. Here is what it costs, which surfaces need a gentler wash, and what a fair quote includes.
What pressure washing costs
| Type | 300 sq ft | 600 sq ft | 1,200 sq ft |
|---|---|---|---|
| Standard wash | $180 | $219 | $349 |
| Soft wash + treatment | $205 | $320 | $550 |
300 sq ft is a typical patio, 600 sq ft a two-car driveway, and 1,200 sq ft a driveway plus patio and walks. Priced by the same engine our free quote tool uses; most companies also have a minimum charge, which is why a small patio costs nearly as much as a driveway.
High pressure or soft wash?
- High pressure: concrete, brick, stone and pavers. Lifts dirt, mildew and tyre marks.
- Soft wash (low pressure and a cleaning solution): vinyl and wood siding, painted surfaces, fences, and roofs. High pressure forces water behind siding, strips paint and gouges wood.
- Roofs: soft wash only. See roof cleaning cost.
What a fair quote includes
- The square footage and the surfaces, in writing.
- Pre-treatment of oil and rust stains, or a note that they may not come out fully.
- Protection of plants, outlets and windows near the spray.
- Sealing, if offered, priced separately. Pavers and concrete stay clean longer once sealed.
How often
Once a year for most driveways and patios. Shaded concrete grows mildew and algae faster and turns slippery, so it may need it twice.
