FAQ

Metal roof cost questions

How much does a metal roof cost?

A standing-seam metal roof on an 1,800 sq ft house at 6/12 pitch, with the old roof torn off, comes to $26,080–$30,006 at US-average labor, about $1,391 per square (100 sq ft of roof). Size, pitch and your state's labor rates move it; the calculator above does the math for your roof.

How much more is metal than shingles?

On the same house, architectural shingles come to $11,243–$12,935, so standing-seam metal costs about 132% more up front. The usual reason to pay it is life span: we list 40-70 years for standing seam against 25-30 years for architectural shingles.

Does the calculator price corrugated or exposed-fastener metal?

No. It prices 24-gauge standing-seam panels with concealed fasteners, the system most often quoted for homes. Exposed-fastener (screw-down or corrugated) panels are a cheaper, different product with fasteners that need re-tightening over time; we don't publish a price for them rather than guess one.

Does where I live change the price?

Labor does. Roofers average $20.36/h in New Mexico and $34.90/h in Minnesota (US Bureau of Labor Statistics, May 2024), so the typical metal roof comes to $25,109 at New Mexico rates and $31,091 at Minnesota rates. Panels are priced nationally.

Can I get a metal roof price from my address?

Yes. Type the address into the calculator: it looks up the building footprint (FEMA USA Structures or OpenStreetMap) and your state's labor rate. Pick the pitch, since a top-down outline can't show it, and the price updates.
