FAQ

Roofing paperwork questions

What should a roofing contract include?

Who the parties are and the property address; the scope (tear-off, underlayment, the exact shingle brand, line and colour, flashing, ventilation, clean-up); the price and when each payment is due; how hidden damage such as rotten decking is priced; start and finish estimates and what weather does to them; warranties (manufacturer and your workmanship); your licence and insurance; how changes are agreed; and both signatures with dates.

What does an itemized roof estimate look like?

A line for each part of the job with a quantity, a unit and a price: squares of tear-off and shingles, linear feet of drip edge, ice and water shield and ridge, each pipe boot, the permit, disposal. The example on this page has the quantities worked out for a 2,000 sq ft footprint at 6/12, so you can see the shape before you put your own rates in.

When do I need a change order?

Whenever the work or the price changes after signing: rotten decking found at tear-off, an extra layer of old shingles, the homeowner picking a different shingle, a skylight added. Write down what changed, why, the new price and the new total, and get it signed before doing the extra work.

Is this contract template legally binding?

It is a starting point, not legal advice. Requirements differ by state: many states require specific notices, licence numbers on the contract, or limits on deposits, and contracts signed at the customer's home can carry a three-day right to cancel under the FTC's Cooling-Off Rule and state law. Have it checked for your state before you use it.
