Most Austin roofing leads are bought, shared with four other roofers, and gone cold by the time you call. There is another way: read the public record for every home in a ZIP and start with the ones the record says need you. We did that for 8,815 homes in 78704. What the records say about roofs in 78704

  • 641 homes have no reroof permit in 25 years or more and a NOAA hail report nearby — the 30 April 2026 storm put 1-inch hail reports within a few kilometres of thousands of homes in the ZIP.
  • 3,467 homes have evidence for gutter work: trees over a large share of the roof in USDA aerial imagery (3,374 homes), a new build, or hail nearby.
  • 2,174 homes have trees over at least a quarter of the roof — the shaded roofs that collect debris, moss and algae.
  • 285 homes reroofed recently and have no solar permit — the moment a solar installer wants to be talking to them.

Why permits plus hail beats either on its own

Hail reports are points, not swaths: NOAA’s Storm Prediction Center records where a spotter measured hail, not every street it fell on. On their own they tell you a neighbourhood, not a house. Permits tell you a house, but in Austin a missing reroof permit is weak evidence — across 78704 only about 7% of homes have a reroof permit on record at all, because many reroofs are never permitted. Together they narrow 8,815 homes to a few hundred worth a letter.

Never tell a homeowner their roof is old or damaged. Say what the record says: “city records show no roof replacement permit since your home was built in 1997, and hail up to an inch was reported near you in April.” That is true, specific and respectful.
