Replacing a roof in fall: why it is the favourite season, and the gutter job to do at the same time

Why fall is many roofers' favourite season to replace a roof, what a typical roof and its gutters cost, whether to add gutter guards before the leaves fall, and a fall roof checklist.

Ask roofers their favourite season and many say fall. The days are mild enough for full working days, the shingles still get enough warm sun to seal before winter, and the summer storm rush has eased. It is also the season the leaves land in your gutters — which makes it the right time to decide what to do about them.

What a typical roof costs

Why fall works

  • Shingles seal before winter. Early-fall sun still activates the sealant strips; late-fall jobs in cold climates may need hand-sealing, as in winter.
  • Full working days. No heat breaks, fewer afternoon storms than summer.
  • Before the hard weather. A roof replaced in fall goes into winter with new underlayment and flashing.

The gutters: replace, guard, or leave

A fall roof checklist

  1. Clear gutters and downspouts after the first big leaf drop, and check they drain away from the house.
  2. From the ground, look for lifted or missing shingles and loose flashing around chimneys and vents.
  3. Trim branches that touch or overhang the roof.
  4. Check the attic for daylight, damp insulation or stains before the cold arrives.
  5. If you are replacing, book now — the good weeks before winter fill first.
