Permanent Christmas lights: what they cost, how they work, and when they pay for themselves
What permanent Christmas lights cost on a small, typical and large house, how the hidden track works, and how many seasons of hiring an installer it takes to pay for itself.
Permanent Christmas lights live in a slim track under the edge of your roof all year. From the street they read as part of the trim; at night they light up in any colour or pattern you pick on your phone — red and green in December, orange at Halloween, team colours on game day. Here is what they cost, how they compare with hiring an installer every season, and what to ask before you buy.
What they cost, on three houses
Published cost guides put most permanent installs between $2,000 and $8,000, depending on how much roof edge you light. Here is the same range on our pricing engine, next to the price of having seasonal lights hung and taken down each year:
| Type | 120 ft of roof edge | 180 ft of roof edge | 250 ft of roof edge |
|---|---|---|---|
| Mini lights on the gutter line, rented | $532 | $724 | $947 |
| Warm white C9 LED, installed and removed | $621 | $856 | $1,130 |
| Multicolour C9 LED, installed and removed | $650 | $900 | $1,192 |
| Permanent LED track lighting | $3,091 | $4,562 | $6,277 |
Roughly a small single-storey house, a typical home and a large one. Permanent track works out at about $25 a foot on a typical house; seasonal warm white C9s at about $5 a foot, every year. Prices before tax; a local installer's rates decide yours.
When they pay for themselves
If you would otherwise hire an installer every December, permanent lights on a typical house cost about the same as 5 seasons of seasonal installs ($4,562 against $856 a year). After that, every season is free — and you get the other holidays thrown in. If you hang your own lights, permanent lights are a convenience and an upgrade, not a saving.
How they work
- The track. An aluminium or vinyl channel fixed under the roof edge or to the fascia, colour-matched to your trim so it disappears by day.
- The lights. Individually addressable LEDs set into the track, so each bulb can be any colour.
- The controller. A small box near an outdoor or garage outlet, run from a phone app with schedules and saved patterns.
What to ask before you buy
- What is the warranty on the lights, the track and the controller — and on the installation?
- Where will the controller and power go, and is a new outlet needed?
- How is the track fixed, and what happens when the roof or gutters are replaced?
- Does your HOA have rules on year-round exterior lighting?
- Can you see the track colour against your trim before they start?
