Asphalt vs concrete driveway: what each costs, how long it lasts, and the upkeep
Asphalt overlay, new asphalt, concrete and pavers priced on a 400, 600 and 900 sq ft driveway from our pricing engine, how long each lasts, and what sealcoating asphalt costs every few years.
Asphalt is cheaper to lay and easier to repair. Concrete costs more and lasts longer. Pavers cost the most and are the easiest to fix one piece at a time. Here is each one priced on three driveway sizes, from the same pricing engine our quote tool uses, and the upkeep that comes with it.
What each surface costs
| Type | 400 sq ft | 600 sq ft | 900 sq ft |
|---|---|---|---|
| Asphalt overlay (over a sound base) | $1,800 | $2,098 | $2,947 |
| New asphalt (full depth) | $2,538 | $3,608 | $5,211 |
| Concrete, broom finish | $4,928 | $7,193 | $10,589 |
| Concrete, stamped or coloured | $6,941 | $10,212 | $15,117 |
| Concrete pavers | $8,731 | $12,871 | $19,081 |
Installed, before tax: a single-car driveway is about 400 sq ft, a typical two-car one 600, a long one 900. An overlay is only possible when the base underneath is sound; otherwise it is a new driveway.
How long each lasts
- Asphalt: 15–20 years, with sealcoating every 3–5 years. Cracks and potholes patch easily.
- Asphalt overlay: 8–15 years on top of a sound base.
- Concrete: 25–40 years. Little upkeep, but cracks are visible and stains show.
- Pavers: 30 years and more. A cracked paver lifts out and is replaced.
The upkeep: sealcoating asphalt
| Type | 400 sq ft | 600 sq ft | 900 sq ft |
|---|---|---|---|
| Single coat | $220 | $220 | $262 |
| Two coats + crack fill | $220 | $284 | $381 |
| Two coats + crack fill + striping | $282 | $378 | $521 |
Every few years, on the same driveways. Over 20 years that is four or five sealcoats — small next to the gap between asphalt and concrete, but worth counting.
Which to choose
- Lowest price now: asphalt, or an overlay if the base is good.
- Longest life, least upkeep: concrete.
- Looks and repairability: pavers.
- Hot climates: asphalt softens in strong sun; concrete and light pavers stay cooler underfoot.
